FAQs — Express Sunrooms of Spartanburg

Every project is priced based on your specific space, the structure you choose, and site conditions at your home. What sets us apart is that once we provide your quote after the free design consultation, that price is locked in. There are no surprise charges, no hidden fees, and no last-minute add-ons once the project begins.
A screen porch is typically attached to your home and designed as an extension of your living space, offering a shaded, ventilated area protected from bugs and weather. A screen enclosure is ideal for homeowners who already have a patio or deck with an existing roof. By adding aluminum framing and durable screening, it’s a simple way to turn your covered patio into a more usable outdoor living space.

In most cases, we can work directly with your existing patio, deck, or concrete slab if it is structurally sound. If a new base is needed, we will assess your site during the consultation and recommend the right foundation solution, whether that is a reinforced concrete slab or a custom-built deck, to safely support your new structure.

Yes. A professionally installed sunroom or covered outdoor space adds functional square footage that appeals to future buyers and elevates your home's curb appeal. Our projects are built with durable, low-maintenance materials designed to last for decades, making them a smart long-term investment for any Spartanburg County homeowner.
Absolutely. Express Sunrooms of Spartanburg holds all required city, county, and state licenses and is fully bonded and insured for every project we take on. This protects you from any liability and guarantees that all work meets local building codes and safety standards.
Every project we complete includes our exclusive 2-year, no-questions-asked labor warranty for added peace of mind. That even includes any accidental screen damage for the first 2 years. In addition, most of our projects also come with a manufacturer's lifetime fully-transferable warranty. Both of these warranties are provided to you at the end of the project.
Unlike many companies that require a 30% deposit the day you sign the contract, Express Sunrooms of Spartanburg has an exclusive No-Risk, No-Pay Guarantee, which means you do not pay until you are completely satisfied with the finished result. However, a few of our projects do require custom-measured and ordered materials, and in that case, we do require a small deposit once we order that product.

We handle it. If any issue arises during the build or after completion, our team responds promptly and resolves it to your satisfaction. You will never be left chasing us for answers. We communicate clearly, show up when we say we will, and see every project through to a finish you are proud of.

Many structural additions, including sunrooms, screen enclosures, and pool enclosures, require a county permit. Permit requirements vary by city and project type, so we confirm the exact requirements for your location during the planning phase before any work begins.

We do. Express Sunrooms of Spartanburg manages the entire permitting process on your behalf, including documentation, submission, and inspection scheduling. You do not have to deal with local building departments or paperwork. We handle it all so you can focus on the exciting part: your new space.

Project timelines vary depending on the size and complexity of the structure. That said, most of our projects take between 1-5 business days to completely construct. We commit to showing up on schedule, working consistently, and not leaving your project sitting idle for weeks. Once we start, we stay on it until the job is done right and on time.
We work hard to minimize disruption to your home and household. Our crew arrives on time, works efficiently during standard hours, and cleans the work area at the end of every day. We treat your property with respect throughout the entire construction process.
Yes. We understand that a sunroom, pergola, or patio cover is a meaningful investment. We offer flexible payment options so you can move forward with your project comfortably, paying in manageable monthly installments rather than a single upfront cost.
Our certified master builders are factory-trained specifically in proper flashing and sealing techniques where a new structure meets your existing home. We use proven waterproofing methods, including step and counter-flashing systems, to ensure a completely watertight connection that protects your home long term.
No. We seal every connection point between your new structure and your home to prevent thermal transfer and drafts. For fully enclosed sunroom additions, we use insulated materials and properly sealed framing to ensure your home's energy efficiency is not compromised.
Very little. All of the materials we use are selected for durability and low maintenance, designed to hold up against the South Carolina climate with minimal upkeep. Most homeowners find that cleaning their addition once a year during their annual house power washing is sufficient.
All of our four-seasons sunrooms are built with double-paned, Low-E, tempered, insulated, energy star rated glass to make it very easy to heat and cool with the changes of the seasons.
